Planning

We are delighted to have recently obtained planning consent for a side wing extension and roof alterations to a grand family home in Little Venice, within the Maida Vale Conservation Area.

Our client approached us on the basis of our successful track record and reputation for obtaining advantageous planning consents for extensions to nearby properties where the context and surroundings are particularly challenging.

The property is a grand, six storey, end of terrace family home with beautiful proportions, features and detailing to much of the house, but where the top two floors are disappointing in comparison, being let down by a convoluted staircase arrangement and a lift access which did not serve the top floor.

Our client had made previous planning enquiries with other parties on the possibility of extending over the side wing and altering the top floor but had received very negative advice and almost given up on achieving what they had in mind.

We could see however, that with a considered approach and clever design there would be solutions to unlock the potential of the top two floors of the property in a manner that would work successfully in the context of both the existing building and the surrounding Maida Vale Conservation Area.

We followed up an initial pre-application enquiry design with a full planning application proposal for a contextual single storey extension above the side wing, and alterations to the fourth floor mansard roof. The roof design creates a new gable end design which uses a combination of extended chimney stacks and a hipped mansard roof to allow the third to fourth floor staircase to be relocated and the lift shaft extended which in turn create a generous new bedroom suites on the top two floors.

Client Testimonial
“We are also very happy with the outcome! Thank you for shepherding us through the process. Without your unfailing optimism, we probably wouldn’t have gone ahead as everyone else we’d had talked to had been very sceptical!”

We look forward to taking the project forwards with the clients. Watch this space for further developments.
