Lace House, The Old Steine

Brighton, BN1

Haines Phillips Architects prepared detailed proposals for the conversion of an existing office building in this prominent sea front location in Brighton to residential use, following a successful Prior Notification for Change of Use from Office Use (Class B1(a) to Residential Use (Class C3), under Class 0 General Permitted Development Order, in the autumn of 2013.

The proposals carved out eight attractive and well laid out apartments, some with balconies, from the existing office premises, with considerable enhancements to communal and circulation areas, substantial modifications to, upgrading and renewal of the internal fabric along with comprehensive repairs to the external fabric, to restore some of the former elegance to this prominent 1930's building.

Our services included the full detailing of the internal shell and the fitting out of the apartments and a full architectural specification following the concept and feasibility design stages.

The purchase of the property by our client did not proceed as hoped following the completion of the Production Information and Tender Stage work.
