Our clients brief was for the creation of a high quality floor restaurant unit on the ground and basement levels, and flexible commercial office spaces on the upper floors in order to maximise the potential commercial rental value.
Ground floor plan
Our design worked to carefully adapt the existing building structure and levels in order to insert the new vertical circulation and ancillary spaces to maximise the flexibility and floor area of the upper floor office spaces. This allowed us to maximise the ground floor street frontage for the restaurant unit and to create a dedicated entrance for the office spaces. We also designed alterations and extensions to the roof and upper levels in order to add floor area and natural light for all of the new offices.

Concept design, planning consents and detailed technical design services
Our services included feasibility and concept design, and planning strategy and applications to obtain consent for our proposals working carefully with the relevant planning policy and considerations of the surrounding conservation area. We subsequently prepared detailed technical design for pricing and construction and provided input and advice to the client and contractor team during the construction works.
